Jobless Claims May Show Housing Fallout
By Tony Crescenzi

Jobless claims fell 27,000 from a 16-month high to 332,000 in the week ended Feb. 10, holding at a fairly high level compared with the six-month average of 317,000. In fact, the past two weeks are the worst for any two weeks during the past 16 months.

There will be many theories about why claims have suddenly moved upward, with most of these theories centering upon the housing market. There has yet to be any meaningful loss of jobs in either the construction trade or in the mortgage financing industry, so it follows that many in the markets continue to expect significant fallout from the weakening of the housing market.

Data from the Bureau of Labor Statistics indicate that the job losses in the construction trade during housing downturns dating back to 1973 averaged 16%, which would amount to about 1.2 million jobs in the current environment. There are many reasons to believe that the figure could be smaller this time, chiefly the shortage of skilled workers that existed at the top of the housing cycle and the offset occurring from the nonresidential sector, but it is still likely that job losses will mount in the sector once current construction projects are completed. The claims figure will suggest to some that this process is now under way.

One factor that could be driving claims and which often has large impact is the weather. Warmer weather in early winter may have delayed layoffs until the weather worsened. Time will tell on this front.

ATOMSTREIT
Teheran verletzt Uno-Resolution

Factors Behind the Stock Dip
By Tony Crescenzi

If I had to cite the main reasons for today's slip in the stock market, it would be weakness in global bond markets, weakness in homebuilders' and retailers' shares, and the negative implications of the resurgence in commodity prices. Let's pick these apart.

The weakness in bond markets actually relates in part to the resurgence in commodity prices. There is a fear that if economic growth holds up or accelerates, the Fed, the Bank of England, the European Central Bank and the Bank of Japan might consider further interest rate hikes.

The weakness in homebuilders' shares follows news from Toll Brothers (TOL), which contains fodder for both bulls and bears but no concrete signs of improvement in the housing market. When coupled with recent data on mortgage applications, it seems that February has been a relatively slow month for home sales.

Retailers are weaker following J.C. Penney's (JCP) earnings release, which included commentary on February sales, which the company said might be down vs. a year earlier on a comp-store basis.

Tying the weakness in the builders' and retailers' shares together with the recent jump in jobless claims as well as the weakening of the subprime market, it is easy to see how investors can conclude that consumers are behaving as if they are under duress and threatening the profit outlook.

Bonds might normally fall in this environment, but the commodity rally and the bad consumer price index for January have posed an obstacle. Nevertheless, if evidence of consumer duress were to broaden out, the bond market would almost certainly rally.

2855 Postings, 6615 Tage PlatschquatschUSA: Red Kite, Global Alpha, Immobilien-Crash, Fed

Offenbar beginnt sich dieWeltwirtschaftskrise zu entwickeln

Von Karl Weiss
http://www.berlinerumschau.com/...&cccpage=22022007ArtikelWirtschaft1

Februar 2007) -

Foreclosures Increase 19 Percent in January According to RealtyTrac(TM) U.S. Foreclosure Market Report

Foreclosure Filings Higher Than in Any Month in 2006, Up 25 Percent From January 2006

Foreclosures Increase 19 Percent in January According to RealtyTrac(TM) U.S. Foreclosure Market Report

IRVINE, Calif., Feb. 12 /PRNewswire/ -- RealtyTrac(R) (http://www.realtytrac.com/), the leading online marketplace for foreclosure properties, today released its January 2007 U.S. Foreclosure Market Report, which shows that 130,511 new foreclosure filings were reported during the month, an increase of 19 percent from the previous month and an increase of 25 percent from January 2006. The report also shows a national foreclosure rate of one new foreclosure filing for every 886 U.S. households.

RealtyTrac publishes the largest and most comprehensive national database of pre-foreclosure and foreclosure properties, with over 800,000 properties from nearly 2,500 counties across the country, and is the foreclosure data provider to MSN Real Estate, Yahoo! Real Estate and The Wall Street Journal's Real Estate Journal.

"January's foreclosure number represented the highest monthly number we've seen since we began issuing this report two years ago," said James J. Saccacio, chief executive officer of RealtyTrac. "The month-over-month increase is similar to what we saw last January, when foreclosures shot up 27 percent from the previous month; however, the year-over-year increase of 25 percent is well below the 45 percent annual increase we saw in January last year."

Nevada, Michigan, Georgia post top foreclosure rates

Nevada replaced Colorado as the state with the highest foreclosure rate thanks to an 8 percent increase in foreclosure filings from the previous month and a slight decrease in Colorado foreclosure filings. The state reported 2,397 new foreclosure filings during the month, a foreclosure rate of one new foreclosure filing for every 362 households -- 2.4 times the national average.

A 70 percent increase in foreclosure activity propelled Michigan's foreclosure rate to second highest among the states. The state reported 11,554 new foreclosure filings, a foreclosure rate of one new foreclosure filing for every 366 households. The state's foreclosure total was the fourth highest reported by any state and more than twice the number reported in January 2006.

Georgia's foreclosure rate -- one new foreclosure filing for every 372 households -- ranked third highest among the states for the fourth month in a row. The state reported 8,328 new foreclosure filings during the month, up 29 percent from the previous month and up 13 percent from January 2006.

Colorado's foreclosure rate dropped to fourth highest for the month after claiming the top spot in nine out of 12 months in 2006. Other states with foreclosure rates among the nation's 10 highest included Arizona, Texas, Ohio, Florida, Illinois and New Jersey.

Texas, California, Florida post most new foreclosure filings

Texas documented the highest foreclosure total of any state for the second month in a row, with 14,728 new foreclosure filings in January -- a 4 percent increase from the previous month but an increase of less than 1 percent from January 2006. The state's foreclosure rate of one new foreclosure filing for every 547 households was sixth highest among the states and 1.6 times the national average.

California's foreclosure total of 14,430 was the nation's second highest and represented a 14 percent increase from the previous month. The state's foreclosure rate of one new foreclosure filing for every 846 households registered slightly above the national average and 14th highest among the states.

Florida reported 11,709 new foreclosure filings during the month, third highest among the states and a 40 percent increase from the previous month. The state's foreclosure total was up 13 percent from January 2006, and its foreclosure rate of one new foreclosure filing for every 624 households was the nation's sixth highest.

Other states with foreclosure totals among the nation's 10 highest included Michigan, Ohio, Georgia, Illinois, New York, New Jersey and Colorado.

Detroit, Greeley, Atlanta document highest metro foreclosure rates

Detroit documented the nation's highest metro foreclosure rate, replacing Greeley, Colo., which had claimed the top spot for the five previous months. The Detroit metro area (Wayne County) reported 6,653 new foreclosure filings during the month, more than twice the number reported in the previous month and a foreclosure rate of one new foreclosure filing for every 124 households -- more than seven times the national average.

Greeley, Colo., (Weld County) reported a 2 percent decrease in foreclosure activity in January, but the metro area's foreclosure rate of one new foreclosure filing for every 173 households still ranked second highest among the nation's metro areas.

The 28-county Atlanta metropolitan area documented a foreclosure rate of one new foreclosure filing for every 214 households -- the nation's third highest metro foreclosure rate. The metro area reported 6,791 new foreclosure filings during the month, up 25 percent from the previous month.

The RealtyTrac Monthly U.S. Foreclosure Market Report provides the total number of homes entering some stage of foreclosure nationwide and by state over the preceding month. Data is also available at the individual county level. RealtyTrac's report includes properties in all three phases of foreclosure: Defaults -- Notice of Default (NOD) and Lis Pendens (LIS); Auctions -- Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank).

Banking
FDIC Data Show Troubling Bank Trends
By Richard Suttmeier
Street.com Contributor

2/22/2007 5:27 PM EST

In my Tuesday column, I mentioned that one of my reasons to be bearish might come from the FDIC's Quarterly Banking Profile, which was released this morning -- as stocks were at their highs.

The headline looked great, but under the hood the real financials are deteriorating, slowly but surely. Speaking of stocks' response, the finance sector is currently overvalued by 10.5% according to my model.

That eye-catching headline, "Insured Banks and Thrifts Report Record Earnings in 2006," emphasizes that FDIC-insured commercial banks and savings institutions reported net income of $145.7 billion in 2006, eclipsing the previous record of $133.9 billion set in 2005. You have to look more closely to see where the story is starting to break down, namely at net operating income. It peaked at $37.6 billion in the second quarter of 2006 and was down 11.6% to $33.3 billion in the fourth quarter.

These data put wrinkles on Goldilocks, meaning the just-right interest rate environment we seem to be enjoying. The report shows that banks are increasing their lending to developers to build new homes and condos while demand continues to slump. I believe this is happening because communities that were planned and started two to four years ago, when demand was much higher, are not yet completed. Builders can't sell incomplete homes to a buyer, and that means they can't repay their loans without finishing these projects -- so it's understandable that banks want projects to be completed.

But banks are continuing to make loans (increases in commercial loans and residential construction on the table below) even as they're having a tougher time getting assets in (declining sequential growth in "Total Assets" on table below). If this stress continues, the economy could suffer, and the weakness could spread beyond the housing market.

Let me sum up my five big takeaways from this report:

  1. Sequential growth in assets is slowing.
  2. Banks are continuing to increase their exposure to residential construction loans in the face of a slowdown in actual construction.
  3. Margin erosion is widespread in the fourth quarter. The difference between the average interest income that institutions earn on their loans and other interest-bearing investments and the average interest expense they incur to fund those assets declined to an 18-year low of 3.31% in 2006 from 3.52% in 2005.
  4. Mortgage portfolios have rising delinquencies and charge-offs.
  5. Profitability at small institutions is declining.

I've excerpted some of the most important data from the (rather long) FDIC report in the table below. Below that, I've noted the significance of each line of data.

Number: The number of FDIC-insured institutions is declining as mergers exceed new charters.

Total assets: At the end of 2006, the banking system had $11.860 trillion in assets, with slowing sequential growth. Basically, banks have found it's getting harder to get assets in.

Loans secured by mortgages: These show slowing sequential growth.

1-4 family residential mortgages: These show slowing sequential growth.

Commercial loans: Loans for office buildings were rising sequentially but stalled in the fourth quarter.

Residential construction: These development loans showed slower sequential growth but were up 25.6% year over year. Note that this increase in lending has occurred while demand for new homes is down at least 30%, and again, while banks are finding it harder to get in the assets to make those loans.

Reserve for losses: Turned negative sequentially in the fourth quarter.

Other real estate: This is a low absolute level, but the FDIC is probably worried about the 8.8% sequential increase and the 48.4% year-over-year rise. This is where loan collateral such as land gets hidden.

30-89 days past due: The number of past-due loans is up 14.3% sequentially and 22.6% year over year.

Non-current loans: Up 8.0% sequentially and 13.6% year over year.

Net operating income: Peaked in the second quarter at 37.6 billion, then declined 9.4% sequentially in the fourth quarter.

There are now 1,256 publicly traded, FDIC-insured financial institutions. A significant number of these are in the red zone for lending:

  • 450 (35.6%) have exposure to residential construction and development loans above the FDIC-monitored guideline of 100% of risk capital; 175 have exposures above 200%.
  • 612 (48.7%) have exposure to CRE loans (residential plus commercial) above the FDIC-monitored guideline of 300% of risk capital.

The numbers just don't add up to anything but burning a candle at both ends. Pressure is building in the system. We haven't heard the steam whistle yet, but I believe we will soon.

Oh, one more scary note, on derivatives: At the end of 2006, FDIC-insured institutions had $132.2 trillion in notional amount of derivatives, up 29.7% for the year. The bulk of this is held by the big banks.

"At the end of 2006, FDIC-insured institutions had $132.2 trillion in notional amount of derivatives, up 29.7% for the year. The bulk of this is held by the big banks."

Details: http://www.ariva.de/board/282691?pnr=3087770#jump3087770

Facing a Dow Theory Buy, Non-Confirmation
Richard Suttmeier
2/23/07 7:52 AM EST

The Dow Transports reached another intra-day high on Thursday at 5211.42 between my weekly and resistances at 5188 and 5280. The close at 5163.29 was below Wednesday's record closing high of 5178.37. This is not meaningful, but the Dow Industrials need to close above Tuesday's closing high of 12,786.64 to confirm the Dow Theory Buy Signal.

As readers know - I am a bear on US stocks in 2007, and predict that the bear comes out of hibernation in March. My reasons are not based upon technicals, but on fundamentals.

The FDIC released its Quarterly Banking Profile yesterday morning as stocks were testing resistances. The financial data I focus on [siehe # 61] is showing a steady deterioration, and this is the first of three fundamental events I am focusing on. The next is the preliminary reading for Q4 GDP on Feb. 28, expected to be revised significantly lower than the advanced reading of 3.5%. The third is the Beige Book for the March 20 - 21 FOMC meeting released on March 7.

All sectors are overvalued! The last time this occurred was at this time in 2005. The Dow declined 8.9% from a March 7, 2005 high to an April 20, 2005 low.

FYI - During the S&L crisis in the 1980's, FDIC press releases were major stories. Now they are all but ignored. CNBC has not yet book me to discuss, and I did not see any coverage in the newspapers I read.

Position: Avoid the Finance Sector

Technical Analysis
Earnings Will Fall Off the Yield Curve
By Adam Oliensis - Street.com Contributor
2/23/2007 2:00 PM EST

The preliminary fourth-quarter 2006 GDP reading comes out Feb. 28. In all likelihood, there will be downward revisions to that number, which is currently expected to be (at least initially) 3.5%.

In line with these deteriorating expectations for economic growth has been the consensus estimate for forward 52-week earnings per share on the S&P 500, or SPX, represented by the blue line on the chart below.

Over the past four weeks, the SPX's forward 52-week EPS has fallen by more than $1, from $96.54 to $95.49. This drops the consensus expectation for forward earnings growth relative to trailing earnings to a trendlike +7.8%, down from 11.2% last October.

Source: TheAgileTrader.com

(All data as of Feb. 16.)

The good news for the economy continues to be that the deceleration in earnings seems to be predicated in large part on diminishing profits in the energy sector.

Source: TheAgileTrader.com

Since the end of September, almost $5 has been lopped off the consensus for forward 52-week EPS in the energy patch, while the trend has remained above the water line for the S&P 500's nine other sectors.

While the consensus for forward earnings growth is decelerating for the SPX in aggregate (black dotted line below), only energy (yellow) is below 0%.

We continue to see some wobbliness in forecasts for earnings growth in information technology as well as in industrials, utilities and consumer discretionaries. But despite the most-recent volatility in expectations, the overall growth picture for telecom services, info tech and health care looks especially positive.

If there's a recent development that's cause for concern, to me it's the steepening of the inversion of the yield curve. That is, bond investors have bid up prices again, dropping the 10-year Treasury yield, or TNX, down to 4.69%. With the effective fed funds rate at 5.29%, the yield curve is -0.60%.

Bond investors are willing to settle for paltry yields, which suggests that the prospects for nominal GDP growth have fallen again.

Remember, my bullish forecast for 2007 is built on long-term bond yields' tendency to rise throughout the year as investors discount accelerating nominal GDP growth. So if the yield-curve inversion continues to steepen, I may have to get less bullish and begin discounting a rockier (as opposed to soft) landing.

Source: TheAgileTrader.com

I suspect that in the context of an inverted yield curve (and especially steepening inversion), the market's price-to-earnings ratio is unlikely to continue to expand as it has since last summer. Note that since '03 there has been a strong correlation between the sinking market P/E and the flattening (and then inverting) yield curve. At present, P/E is rising as the trend in the yield curve resists doing so. I continue to suspect that this divergence is unsustainable.

Unless the bond market starts discounting accelerating economic growth, I suspect that the "cap" on P/E won't be too far above where it is now.

Earnings estimates are falling. The market is discounting higher valuation on what is likely to be a decelerating revenue stream. Low inflation helps by lowering the rate at which future earnings are discounted, but it can help only so much. At some point, decelerating growth will be interpreted negatively rather than as just a function of diminishing inflation.

The temptation exists to pooh-pooh the inversion of the yield curve and say, "It's different this time." But at some point in the not-too-distant future, bond and stock investors probably will have to come closer to agreeing on the economy's prospects. It's not likely that the bond market can keep discounting +2.36% real GDP while the stock market is discounting earnings growth that's 3.3 times greater.

The time is right for the market to "take stock" of these factors.

Einschätzung einer künftigen Entwicklung des SPX von Tim Ord.

A "Bearish Rising Wedge" pattern that started in early January appears to be in force. "Bearish Rising Wedge" is a gradually rising market where the bottom boundary lines and top boundary lines meet out to an apex. As the market rises volume gradually decreases. Rising Wedge patterns shows energy (Volume) weakening as the market rises. This pattern a lot of the time shows up in the Elliott 5th wave pattern. CCI is also showing a negative divergence as the SPX is gradually rallying the CCI is making lower highs and a bearish sign. There are time cycles for a turn coming in form March 9 to 14 and the SPX could hold up tell then. The next decline will correct the rally phase that started from the 2002 low and will be the biggest correction that has been seen from the 2002 bottom We are short the $SPX at 1381.95. Our longer term target on the SPX is the 1140 range.

Erklärung zum CCI:

The (CCI) is a price momentum indicator developed many years ago by Donald R. Lambert. It measures the price excursions for a given period (22 days) from the mean price for the period as a statistical variation. The BASIC rules for the (CCI) are to be LONG when the (CCI) crosses & remains above +100 and to be SHORT when the (CCI) crosses & remains below -100. Although the Commodity Channel Index is a powerful indicator, as with any indicator, the (CCI) should be used as a trading tool not as a trading system.

The Street.com Internet index gained 0.5%, and the NASDAQ Telecommunications index rose 0.8%. The Biotechs dipped 0.2%. The Broker/Dealers fell 1.2%, and the Banks declined 0.8%. With bullion up $13.40 to a 9-month high, the HUI Gold index gained 2.9%.

Two-year government yields declined 2 bps to 4.80%. Five-year yields fell 2 bps to 4.66%, and 10-year Treasury yields dipped one bp to 4.67%. Long-bond yields declined one bp to 4.78%. Benchmark Fannie Mae MBS yields fell 2 bps to 5.75%, this week performing about in line with Treasuries. The spread on Fannie’s 5 1/4% 2016 note was unchanged at 33, and the spread on Freddie’s 5 1/2% 2016 note was unchanged at 32. The 10-year dollar swap spread increased one to 52.25. Corporate bonds traded with Treasuries, although junk spreads widened a couple basis points this week.

Investment grade issuers included Hewlett-Packard $2.0 billion.

February 23 - Financial Times (David Oakley): "Company default rates among junk-rated debt have fallen to their lowest level in 26 years… Default rates among speculative-grade issues are an important indicator of the health of the world economy, as these are from the weakest companies. Last year, just 1.57 per cent of all junk-rated debt defaulted, down from 1.8 per cent in 2005, Moody’s…said. This level is the lowest in any year since 1981… But in its annual global corporate default study, Moody's warned default rates would almost double to 3.07 per cent by the end of 2007. Although this is still comfortably below the historical average of 4.9 per cent…" Junk issuers included Huntsman Int. $350 million, American Axle & MFG $300 million, American Railcar $275 million, Esterline Technologies $175 million, and Key Plastics $115 million. The figures highlight the increasing shift of yield-hungry investors from dollar and euro-denominated debt to local currency-denominated debt. The surge in overall activity also reflects the growing pool of investors in emerging markets, which now includes central banks, pension funds, life assurance groups and retail investors."

Japanese 10-year "JGB" yields declined 3 bps this week to 1.67%. The Nikkei 225 gained 1.8% (up 5.6% y-t-d). German 10-year bund yields were unchanged at 4.04%. Emerging markets were mixed to higher.
